Calabasas

Calabasas is a hillside city of roughly 24,000 residents at the western edge of Los Angeles County along the 101 freeway, sandwiched between Woodland Hills to the east and Agoura Hills to the west. The city is dominated by master-planned and gated communities carved into the Santa Monica Mountains foothills, from the family-scale Calabasas Park tracts of the 1970s to the substantial estate lots in The Oaks, Hidden Hills adjacent, and Mountain View Estates. Las Virgenes Unified School District covers the city and is one of the highest-ranked districts in Los Angeles County.

Common Questions

Buying or selling in Calabasas.

What buyers and sellers ask most often about Calabasas.

  • How does Calabasas compare with Agoura Hills and Hidden Hills?
All three are affluent 101-corridor cities inside Las Virgenes Unified. Hidden Hills is an entirely gated equestrian city directly east with the highest premium and most exclusive access. Agoura Hills is directly west and generally less expensive. Calabasas is the middle option with the deepest gated-community footprint and the strongest daily retail anchor at The Commons.
  • What are the most established gated communities in Calabasas?
The Oaks of Calabasas, Mountain View Estates, and the older Calabasas Park pockets are the three most identifiable master-planned communities. The Oaks and Mountain View Estates carry the highest estate premiums; Calabasas Park has broader family-scale inventory and the Calabasas Lake amenity.
  • How strong is Las Virgenes Unified?
LVUSD is one of the highest-ranked districts in Los Angeles County and is one of the primary reasons buyers pay the Calabasas premium. Calabasas High School is the flagship. Attendance boundaries can shift block to block, so verifying at the address level is standard.
  • What is The Commons at Calabasas?
The Commons at Calabasas is an outdoor lifestyle retail and dining center in the heart of the city, opened in 1998. It functions as the daily commercial anchor for Calabasas and adjacent areas, with a walkable Main-Street format that draws regional traffic on top of local.
  • What is the freeway access from Calabasas?
The 101 crosses through the city with direct access east to Warner Center and central LA. Old Topanga Canyon Road and Mulholland Highway provide scenic but slower south exits through the Santa Monica Mountains to PCH and Malibu. The 405 alternative is a longer eastbound drive through the west Valley.
