Why List With MUVE

How we help sellers list with confidence.

Selling a home is part pricing, part preparation, part marketing, and part negotiation. MUVE handles all four with the same standard of care.

01

We price with discipline

Marco's deep market experience sets list prices grounded in current comps and recent sales. No overpricing, no leaving money on the table.

02

We prepare your home for market

Staging recommendations, photography scheduling, and pre-listing positioning so the home shows at its best from day one.

03

We market thoughtfully

Listings reach the right buyers through the MLS, social, and direct buyer outreach. Not just a sign in the yard.

04

We negotiate to win

A proven track record of securing strong prices and clean terms for clients on the selling side, including when the market shifts mid-listing.

The MUVE Listing Process

What working with MUVE looks like, valuation to close.

The exact timing varies by property and market, but the framework stays the same.

  1. 01

    Valuation

A free home valuation with a recommended list price band based on recent comparable sales and current inventory.

  2. 02

    Prep

Staging recommendations, photography scheduling, and any pre-listing repairs or improvements that earn their cost back at sale.

  3. 03

    Listing

Strong photos, clean listing copy, and placement in the MLS with social and direct buyer outreach. The goal is the right showing volume, not just any showing volume.

  4. 04

    Showings

Open houses and private showings, with feedback shared with you on a regular cadence so the strategy can adjust if needed.

  5. 05

    Offer review

Marco walks through every offer and recommends terms, not just price. The strongest offer is rarely the highest gross number.

  6. 06

    Close

Inspections, escrow, signing, and a confident close. MUVE stays involved through the final document and the keys handed over.

Listing prep

Seller FAQ

Questions sellers ask most.

Common seller questions, answered straight. Anything else, send a note and a MUVE agent follows up.

  • How does MUVE price my home?
MUVE pulls a real comparative market analysis (CMA) with hand-reviewed comparable sales, adjusts for lot size, view, condition, recent improvements, parking, and other relevant factors, and recommends a list price range rather than a single number. The list-day price within that range depends on inventory and market conditions at the time of listing.
  • What does it cost to sell with MUVE?
Listing commissions are negotiated upfront and disclosed in the listing agreement before signing. Seller-side costs at close also include escrow fees, title insurance, transfer taxes, and any agreed buyer credits. MUVE walks through the expected net before the listing goes live.
  • How long will my home be on the market?
Typical Southern California listings see initial offers in the first 1 to 2 weeks on market, with a 30 to 35 day escrow once an offer is accepted. The exact pace depends on inventory, pricing strategy, and the season. Overpriced listings consistently sit longer and sell for less than market-priced ones, which is why MUVE recommends pricing to the market from day one.
  • Do I need to make repairs or stage before listing?
Lower-cost work like paint, deep cleaning, decluttering, landscaping refresh, and minor repairs typically returns several times its cost. Major remodels right before listing rarely recover their cost in the sale price. Staging is recommended when the home and budget fit; not every listing needs it. MUVE shares a tailored prep checklist after the free valuation.
  • What about marketing and listing photos?
Listing photos are the modern first showing. MUVE hires real estate photographers experienced at the listing's price range, places the listing in the MLS, and runs social and direct buyer outreach. The goal is the right showing volume, not just any showing volume.
