Cathedral City

Cathedral City sits between Palm Springs and Rancho Mirage along Highway 111, with the San Jacinto and Santa Rosa mountains framing the south side. Often called Cat City by locals, it is the second-most populous city in the Coachella Valley and a more attainable desert address than its immediate neighbors. The housing stock is unusually broad: mid-century homes in the Cove tucked against the mountains, gated country-club communities along Cathedral Canyon Drive, condominium and townhome inventory along East Palm Canyon, and newer single-family tracts on the north side toward the I-10. Buyers come for desert pricing that runs notably below Palm Springs, a creative downtown revitalization in the Arts and Entertainment District, and a strong rental and second-home presence.

Buying or selling in Cathedral City.

What buyers and sellers ask most often about Cathedral City.

  • How does Cathedral City compare with Palm Springs on price?
Cathedral City generally trades at a meaningful discount to Palm Springs on a per-square-foot basis, particularly in the Cove. The Cove average has historically run roughly 20 percent below comparable Palm Springs Cove product. The trade-off is less brand-recognition and a slightly different short-term-rental regulatory environment.
  • Are short-term rentals allowed in Cathedral City?
Cathedral City permits short-term rentals under a city permit and tax structure, but the specific rules (including density caps and zone limits) have evolved several times in recent years. Buyers planning rental use should verify the current ordinance and any HOA overlay before writing an offer.
  • What is the Cove, and how is it different from the rest of the city?
The Cove is the neighborhood pressed up against the Santa Rosa Mountains south of Highway 111. It carries mid-century ranches, a long-standing artist presence, and the quietest streets in the city. Mountain views, lot sizes, and proximity to hiking trails set it apart from the flatter north-side neighborhoods.
  • Which golf communities are inside Cathedral City?
Cathedral Canyon Country Club, Desert Princess Country Club, Date Palm Country Club, and Outdoor Resort Palm Springs (a luxury motorcoach resort with permanent ownership) are the main gated golf and resort communities inside city limits, each with a distinct amenity structure and dues.
  • What freeways and airports serve Cathedral City?
Interstate 10 runs along the north side of the city, and Highway 111 forms the in-valley spine through downtown. Palm Springs International Airport sits about a five to ten-minute drive west and is the primary regional gateway.
