Coachella

Coachella sits at the eastern end of the Coachella Valley along Highway 111, where the desert resort corridor transitions into the agricultural belt of the eastern valley. Originally a railroad town and still a major hub for the region's date palms, table grapes, and citrus, the city has been steadily reinvesting in its historic core through the Pueblo Viejo revitalization plan along Sixth Street. The housing stock is a mix of older single-family homes around downtown and the Bagdouma Park area, agricultural-fringe parcels with larger lots, and a growing wave of newer single-family tracts on the west side toward Indio and the festival grounds. The Empire Polo Club, host to the Coachella and Stagecoach festivals each April, sits just over the line in Indio but its identity is closely tied to the city's name.

Common Questions

Buying or selling in Coachella.

What buyers and sellers ask most often about Coachella.

  • Is the Coachella festival actually in Coachella?
The Coachella Valley Music and Arts Festival and the Stagecoach Festival are both held at the Empire Polo Club, which sits in the city of Indio, not Coachella. The festivals carry the valley's name, and the city of Coachella is the nearest incorporated city to the polo grounds, but homes inside Coachella city limits are generally a short drive rather than a walk to the festival entrance.
  • How does pricing in Coachella compare with Indio or La Quinta?
Coachella generally trades at a lower per-square-foot price than Indio for comparable single-family product, and well below La Quinta. The trade-off is fewer gated and country-club options, a different school district (Coachella Valley Unified rather than Desert Sands), and an economy more weighted toward agriculture and service work.
  • What is the Pueblo Viejo revitalization?
Pueblo Viejo is the historic downtown core along Sixth Street, and the Pueblo Viejo Revitalization Plan is the long-running city planning document guiding pedestrian streetscape work, the Spanish Revival library and conference center, mural programs, and bilingual storefront revitalization. It is the city's primary downtown investment effort.
  • What does festival weekend look like for residents?
During the two Coachella weekends and Stagecoach in April, traffic along Avenue 50 and Monroe Street thickens significantly, hotel and short-term-rental rates spike, and the city sees a large temporary influx of visitors. Many residents plan errands and travel around the run, and some choose to rent out homes during the period.
  • Are there agricultural or larger-lot properties in Coachella?
Yes. The fringes of the city along Highway 86 and the eastern blocks carry agricultural-fringe and larger-lot parcels, some still in active date palm, citrus, or table grape production. Single-family residential pricing on these parcels reflects the lot size and the agricultural overlay rather than a typical suburban tract.
