El Segundo

El Segundo is a small South Bay city of roughly 17,000 residents, framed by LAX to the north, the 405 freeway to the east, Manhattan Beach to the south, and the Pacific Ocean to the west. The city has one of the deepest aerospace and technology employer bases in Southern California, with Los Angeles Air Force Base, Boeing, Northrop Grumman, Raytheon, Karl Storz, and many others located in the city. Housing is dominated by historic single-family stock on tree-lined blocks in the residential core, with a walkable downtown along Main Street.

El Segundo's residential footprint is compact — the city is only 5.5 square miles including its industrial and office areas. Most residential inventory is concentrated in the northern half of the city near downtown.

    The residential and mixed-use area in the northeast between Main Street and Sepulveda Boulevard. Historic industrial buildings converted to creative office and residential uses, with a mix of older residential and newer infill.

    The residential blocks between the downtown core and the Pacific Ocean. A mix of historic single-family and newer construction, with the closest El Segundo neighborhoods to the beach and to the Chevron refinery boundary.

El Segundo Unified School District serves the city. El Segundo High School is the flagship. ESUSD is one of the primary reasons buyers pay the El Segundo premium relative to adjacent LAUSD-served areas. The city is one of the smallest to operate its own unified school district in LA County.

Amenities and access

The aerospace and technology employer base includes Los Angeles Air Force Base, Boeing, Northrop Grumman, Raytheon, Karl Storz, and Aerospace Corporation. Main Street downtown is a walkable historic core. LAX is directly north across Imperial Highway. The 405 freeway forms the eastern boundary. Recreation Park is the largest public park in the city. The El Segundo beach is directly west via Grand Avenue.
