Hidden Hills is a single planned equestrian community organized into named subdivisions that share the gated access and trail network. Each has slightly different terrain and lot size but they all fall inside the same city services and Las Virgenes Unified school district.

    The historic core of the city organized around the Community Center on Long Valley Road. Substantial estate homes on multi-acre lots along the ridge and canyon streets, with the deepest concentration of the largest properties in the city.

    The residential blocks along Long Valley Road on the western side of the city. Estate homes on generous lots with direct trail access, some of the more mature landscaped properties in Hidden Hills.

    A hillside residential pocket in the southern part of the city climbing toward the Santa Monica Mountains ridge. Newer custom construction on generous view lots with panoramic terrain and canyon character.

Las Virgenes Unified School District serves Hidden Hills and is one of the highest-ranked districts in Los Angeles County. Calabasas High School (in adjacent Calabasas) is the flagship. LVUSD is one of the primary reasons buyers pay the Hidden Hills school premium in addition to the exclusivity premium. Private options in the area include Viewpoint School just outside the city.
