Inglewood

Inglewood has been the fastest-changing city in LA County over the last decade, anchored by SoFi Stadium, the Intuit Dome, the Kia Forum, and a transit overhaul around the K Line. Housing stock is heavy on 1920s and 1930s Spanish Revival, post-war Streamline Moderne and ranch homes, and a steady wave of new mid-rise and townhome development between Century Boulevard and Manchester. Hollywood Park redevelopment defines the eastern half of the market.

Inglewood is organized into nine recognized neighborhoods. The largest by demand are Morningside Park around the stadium district, Fairview Heights on the K Line, Inglewood Knolls in the north, and the Crenshaw-Imperial annexation in the southeast.

  • 01

    Morningside Park

East-side neighborhood anchored by Hollywood Park, SoFi Stadium, the Intuit Dome, and the Kia Forum. The most active redevelopment zone in the city, with new condos, townhomes, and mixed-use blocks alongside the original single-family grid.

  • 02

    Fairview Heights

1920s and 1930s Spanish Revival and Craftsman homes north of Florence and east of La Brea, now anchored by a Metro K Line station. The neighborhood's historic fabric and rail access drive a steady premium.

  • 03

    Inglewood Knolls

Hillier north-side neighborhood with view lots, mid-century homes, and proximity to the Centinela Hospital corridor. Quieter streets and a longer-tenured ownership base.

  • 04

    Crenshaw-Imperial

Annexed southeast district with its own commercial corridor, branch library, and a residential mix of ranches and stucco multifamily. More affordable entry pricing than the stadium-adjacent zones.

  • 05

    Downtown Inglewood

Market Street historic core with the Inglewood Public Library, civic buildings, and ongoing streetscape work. K Line service connects it directly to Crenshaw and LAX.

Schools and Amenities

Schools, amenities, and getting around.

Schools

Most of the city falls inside Inglewood Unified School District, with portions served by Los Angeles Unified along the eastern edge. Inglewood High School and Morningside High School are the two principal comprehensive campuses. The district is in receivership but continues to operate full programs, and many families also pursue area charters.

Amenities and access

SoFi Stadium hosts the Rams, Chargers, and 2026 FIFA World Cup matches. The Intuit Dome is home to the Los Angeles Clippers. The Kia Forum continues as a major concert venue. The 405, 105, and 110 freeways box the city, and the K Line connects Inglewood directly to LAX and the Expo Line. LAX itself is the largest employer on the western border.

Common Questions

Buying or selling in Inglewood.

What buyers and sellers ask most often about Inglewood.

  • How has Hollywood Park redevelopment changed the Inglewood market?
The 300-acre Hollywood Park project, anchored by SoFi Stadium and the Intuit Dome, has rewritten the Morningside Park submarket. Adjacent blocks have seen significant new mid-rise and townhome construction, and resale single-family values have moved materially since 2018.
  • Is the new K Line a real factor for buyers?
Yes. The K Line opened with three Inglewood stations (Fairview Heights, Downtown Inglewood, and Westchester/Veterans on the border) and connects the city to the Crenshaw corridor, LAX via the planned automated people mover, and the Expo Line. Buyers within walking distance of a station treat it as a value factor.
  • What is the historic housing stock like?
Fairview Heights and the blocks immediately around Downtown Inglewood carry the strongest pre-war fabric, including Spanish Revival, Craftsman, and Streamline Moderne homes. Inglewood Knolls adds mid-century stock with the city's most consistent view lots.
  • How close is Inglewood to LAX?
The western edge of the city sits roughly two miles from LAX. The 105 freeway runs along the southern border, and the planned LAX Automated People Mover will connect to the K Line at the Aviation/Century station.
  • What should buyers know about Inglewood Unified being in receivership?
The district has been state-controlled since 2012 and continues to operate. Families weighing schools commonly tour the campus, look at API-equivalent metrics, and compare with the charter options inside the city, including the Inglewood Community Schools network.
