Los Angeles County · Communities We Serve

Lancaster

Lancaster sits at the north end of Los Angeles County in the high desert of the Antelope Valley. Housing skews toward 1980s and 1990s tract single-family homes on generous lots, with pockets of newer master-planned subdivisions on the west side and rural-residential parcels near Quartz Hill. Aerospace work at Plant 42 and Edwards Air Force Base shapes much of the buyer pool.

Lancaster splits roughly along the Sierra Highway, with West Lancaster carrying the largest lots and the deepest demand, and East Lancaster offering entry pricing. Quartz Hill, an unincorporated pocket inside the school footprint, trades like a Lancaster neighborhood and is often grouped here by local agents.

    West Lancaster

The premium side of the city. Newer subdivisions, larger floor plans, and proximity to Antelope Valley Mall and Avenue K corridor shopping.

  • 02

    Quartz Hill

Semi-rural feel with horse properties, larger setbacks, and a long-running small-town main street. Westside Union School District is a frequent reason buyers target this pocket.

  • 03

    Downtown Lancaster (The BLVD)

The redesigned Lancaster Boulevard corridor, with a walkable nine-block stretch of restaurants, the MOAH museum, and the Lancaster Performing Arts Center. Surrounding blocks hold older bungalows and infill.

    East Lancaster

More affordable single-family inventory with a mix of 1970s ranches and newer infill. Closer to Sierra Highway and the Metrolink station at Lancaster City Park.

Common Questions

Buying or selling in Lancaster.

What buyers and sellers ask most often about Lancaster.

  • How long is the commute from Lancaster into central LA?
Driving the 14 freeway into downtown LA typically runs 75 to 110 minutes depending on the hour. The Metrolink Antelope Valley Line offers a roughly two-hour ride into Union Station and is the option most regular commuters use.
  • What kind of buyer is Lancaster a fit for?
Lancaster works well for buyers who need a full-size single-family home and yard at a price the LA basin can no longer support, and for households tied to aerospace work at Plant 42, Edwards AFB, or one of the Northrop and Lockheed Martin programs in the valley.
  • Are there walkable areas of Lancaster?
The BLVD, the rebuilt nine-block stretch of Lancaster Boulevard, is the city's walkable core, with restaurants, the Lancaster Performing Arts Center, and the MOAH museum. Most of the rest of the city is car-oriented suburban grid.
  • Which school district serves the Quartz Hill area?
Quartz Hill is inside Westside Union School District for K-8, with high school students feeding into Quartz Hill High School in the Antelope Valley Union High School District. Boundaries shift, so we confirm assignment by address before showing.
  • How does the Lancaster market move differently from the LA basin?
The Antelope Valley historically lags basin pricing trends by a quarter or two and tends to be more rate-sensitive because the buyer pool leans first-time and aerospace-payroll. We track listing-to-sale velocity here separately from the South Bay and SGV.
