Lawndale

Lawndale is a small South Bay city of roughly 33,000 residents, framed by Torrance to the south, Hawthorne to the north, and the 405 freeway to the east. Housing is dominated by modest mid-century single-family stock on standard suburban lots built through the 1950s, layered with older multifamily along the arterials, with a working-class residential character and central freeway access that puts LAX, downtown LA, and the beach cities within a short drive.

Common Questions

Buying or selling in Lawndale.

What buyers and sellers ask most often about Lawndale.

  • How is Lawndale split across school districts?
Lawndale is served by two school districts. Most of the city falls inside Lawndale Elementary School District (K-8) with high school students attending Centinela Valley Union High School District (most commonly Lawndale High School). A portion of the city on the north side falls into Wiseburn Unified School District, which carries a meaningful premium. Verifying district and school assignment by address is essential.
  • How does Lawndale compare with Torrance and Hawthorne?
Torrance is directly south as a substantially larger South Bay city with its own school district and larger regional retail. Hawthorne is directly north with a similar mid-century tract profile and SpaceX headquarters. Lawndale is the middle option and often reads as the value entry point in the South Bay cluster, with more approachable pricing than either neighbor.
  • What is Wiseburn Unified's role in Lawndale?
Wiseburn Unified School District covers a portion of the north side of Lawndale (as well as the Hollyglen and Del Aire pockets of adjacent Hawthorne). Wiseburn is a higher-ranked district than the surrounding Lawndale Elementary/Centinela Valley coverage, and the Wiseburn portions of Lawndale carry a meaningful pricing premium tied to the district attendance.
  • What is the freeway access from Lawndale?
The 405 freeway forms the eastern boundary of the city with direct access south to Long Beach and north to LAX (about 10 minutes) and West LA. Hawthorne Boulevard runs north-south through the middle as a substantial commercial arterial. The 105 freeway sits a mile north for east-west access.
  • What kind of housing dominates Lawndale?
The core inventory is modest mid-century single-family stock on standard suburban lots (5,000 to 7,000 square feet), built primarily in the 1950s and 1960s. Older multifamily along the arterials and pockets of newer townhome infill round out the mix. Pricing is generally among the more approachable in the South Bay cluster.
