Malibu

Malibu is a 21-mile coastal city stretching along Pacific Coast Highway from Topanga Canyon at the east end to the Ventura County line at the west, with roughly 10,000 residents. The city consistently ranks among the most expensive housing markets in the country, but the character shifts substantially over its length: beachfront platforms in the eastern Malibu Colony, hillside estates in the central section around Point Dume, and rural canyon and ranch land at the western end past Zuma. Every home in the city is either coastal-influenced or in a defined High Fire Hazard Severity Zone.

Malibu's submarkets are shaped by mileage along PCH more than anything else. East Malibu, Central Malibu around Point Dume, and West Malibu past Zuma each carry distinct character and price profiles.

    Malibu Colony and East Malibu

    The gated Malibu Colony sits at the historic east end of the city near the Malibu Pier, one of the oldest beachfront platforms on the California coast. Neighboring beachfront strips include La Costa and Carbon Beach ('Billionaire's Beach'). Homes here are literally on the sand.

    Point Dume

    The prominent headland roughly in the middle of the city, framed by Zuma Beach to the north and Little Dume and Paradise Cove to the south. A mix of hillside and bluff-top single-family estates on generous lots, with the Point Dume Village retail cluster as the local commercial center.

    Central Malibu (Malibu Road and Malibu Beach)

    The strip of beachfront and inland blocks running from the Colony west to Malibu Bluffs. Includes the beachfront homes along Malibu Road and inland canyon and hillside lots off Winter Canyon and Malibu Canyon.

    West Malibu (Zuma, Trancas, and past)

    The western reach of the city past Zuma Beach, extending through Trancas, El Matador State Beach, and out toward the Ventura County line. More rural and ranch-scale, with substantial equestrian and canyon inventory in the hills off Encinal Canyon Road and Decker Canyon.

Schools

Santa Monica-Malibu Unified School District covers the city. Point Dume Marine Science Elementary, Malibu Middle, and Malibu High School serve the local student base. Private options in and around Malibu include Our Lady of Malibu and several nearby Santa Monica private schools.

Amenities and access

Pacific Coast Highway is the city's spine and its only through road. Zuma Beach, Surfrider Beach at the Malibu Pier, and El Matador State Beach are the three most-visited public beaches. Pepperdine University sits above the Civic Center area. The Malibu Country Mart and Malibu Village provide the local commercial center. There is no through freeway; PCH is the only continuous corridor.
