The residential blocks east of Sepulveda Boulevard toward Aviation Boulevard. Named for its tree-named streets (Elm, Oak, Pine, etc.). Predominantly mid-century single-family stock with substantial new-construction infill, and generally more approachable pricing than the Sand or Hill Sections.

The eastern residential blocks and the Manhattan Village master-planned community near the 405 freeway. A mix of single-family, townhome, and condominium inventory, with proximity to Manhattan Village Shopping Center and to LAX.
