Palmdale
Palmdale is the southern half of the Antelope Valley's twin-city core, separated from Lancaster by Avenue M and from the LA basin by the Angeles National Forest. Most of the housing stock is post-1980 stucco tract, with West Palmdale carrying the newer Spanish-revival builds on larger lots and East Palmdale offering older ranches, 1980s tract, and a denser mix of condos and townhomes. The economy runs heavily on Air Force Plant 42.

Palmdale's two halves trade like separate markets. West Palmdale draws move-up buyers from the basin chasing newer construction; East Palmdale carries the more affordable inventory and a wider mix of housing types. The Palmdale Hills area against the foothills offers the city's largest custom homes.

Schools, amenities, and getting around.
Schools
K-8 students attend Palmdale School District, Westside Union, or Wilsona, depending on the address, and high school students feed the Antelope Valley Union High School District. The Palmdale Aerospace Academy charter and the SOAR early college program at Antelope Valley College are the two academic draws most often cited by relocating families.

What buyers and sellers ask most often about Palmdale.
How is Palmdale different from Lancaster for buyers?
Palmdale sits closer to the 14 freeway gateway south, so commute times into Santa Clarita and the basin run about 10 to 15 minutes shorter. The newer master-planned tracts in West Palmdale also skew slightly more recent than comparable Lancaster builds. Is Plant 42 a meaningful part of the local economy?
Yes. Plant 42 is the second-largest employer in the Antelope Valley and the foundation of the local payroll base. Programs run by Lockheed Martin, Northrop Grumman, and Boeing keep a steady supply of relocation buyers in the West Palmdale market. What does new construction look like in Palmdale right now?
Most current new construction is concentrated in the Anaverde area against the southern foothills, with builders rolling out two-story plans from the mid 500s upward. Resale inventory still dominates the market overall. How walkable is Palmdale?
Palmdale is a car-first suburban grid. There is no dense downtown core like Lancaster's BLVD. Retail walks happen inside the Antelope Valley Mall and the centers along Rancho Vista Boulevard. Is the high-speed rail station likely to affect home values?
The proposed California High-Speed Rail station at Palmdale Transportation Center has been part of long-range planning for years. We watch the corridor closely, but no realized value lift can be promised, and we advise buyers not to price on a future station.
