Common Questions

Buying or selling in Porter Ranch.

What buyers and sellers ask most often about Porter Ranch.

  • How was Porter Ranch developed?
Porter Ranch was master-planned starting in the 1960s on former ranch land at the northwest edge of the San Fernando Valley. Development proceeded in phases through the 1980s, 1990s, and 2000s, with the hillside pockets north of Rinaldi Street continuing to add newer semi-custom inventory. It is one of the newer master-planned communities inside LA city limits.
  • How does Porter Ranch compare with Granada Hills and Chatsworth?
Granada Hills is directly east with older mid-century stock and the Granada Hills Charter High School anchor. Chatsworth is directly west with a deeper equestrian and rural character and older housing stock. Porter Ranch is the middle option and has the newest housing stock, particularly in the hillside pockets north of Rinaldi.
  • What is The Vineyards at Porter Ranch?
The Vineyards at Porter Ranch is an outdoor lifestyle retail center at the corner of Rinaldi Street and Corbin Avenue, opened in 2016. It anchors daily shopping and dining for the neighborhood with a walkable Main Street format, restaurants, grocery, and small-format retail. It replaced an earlier community shopping center on the site.
  • What happened with the Aliso Canyon gas leak?
The Aliso Canyon natural gas storage facility, operated by SoCalGas in the mountains just north of Porter Ranch, was the site of a large methane leak from October 2015 to February 2016. Residents were temporarily relocated during that period, and the incident remains a reference point for the neighborhood's history. SoCalGas continues to operate the facility.
  • What is the freeway access from Porter Ranch?
The 118 freeway crosses the southern edge of the neighborhood, providing direct access east to Sylmar and the 5 and west to Chatsworth and Simi Valley. The 405 alternative is a longer drive east through Granada Hills. The neighborhood does not sit directly on a Metrolink line; the nearest station is in Chatsworth.
