Seal Beach is the northernmost coastal city in Orange County, tucked between the LA county line and the Seal Beach Naval Weapons Station. The city is anchored by its walkable Main Street and pier at the coastal end, and by the very large Leisure World Seal Beach 55+ community on the north side. Housing includes older beach cottages and newer builds in Old Town near the pier, mid-century single-family in the College Park neighborhoods inland, and newer master-planned inventory in Bridgeport.

Seal Beach is served largely by Los Alamitos Unified School District, one of the more consistently well-regarded OC districts, with McGaugh Elementary in Old Town and Los Alamitos High School serving most addresses. A portion of the city's western edge falls into Long Beach Unified — verify at the address level.
Amenities and access
The Seal Beach Pier, Main Street, and the Old Town beachfront are the city's signature coastal draws. Leisure World Seal Beach operates its own extensive internal amenities for members. The Seal Beach Naval Weapons Station borders the city and preserves a large restricted open-space buffer. The 405 runs a mile or two inland, and PCH is the coastal artery north into Long Beach and south toward Sunset Beach.
